Preconstruction Investing

What is preconstruction investing? The answer is simple. So simple, in fact, that many people hear what it is and ask themselves, “why didn’t I think of that?”

When a property developer wants to develop a piece of land (for example: a big, empty field right next to the ocean) they need cash to buy the necessary materials and hire architects and a builder. Not many people have that kind of money sitting around in their pockets. And banks and other lending institutions are reluctant to give the entire sum to a project that doesn’t even exist. So a developer needs to find investors… those who are willing to invest before the project has started. Thus: preconstruction investing!

When a developer has raised some money through preconstruction investing efforts, they are able to go to a bank and say, “see? All of these investors have faith in my ability to develop the land. Can you lend me the last little bit so I can get started?” And banks often do.

So the next obvious question is, “So, how do I make money by getting involved with preconstruction investing?” Again, the answer is a simple one.

The developer will use your money, plus they money they get from other preconstruction investing individuals like yourself, as well as the banks, to build their development. Then they will open up the development for sale, lease, or rent. For example, if they build a condominium, they might sell each condo. Or, if they build a resort, they might lease the resort to a resort operating company. The money they get from that sale, lease, or rental, goes back to you. And sometimes, depending on the agreement specific to each preconstruction investing situation, you may prefer to hold onto your investment for slightly longer with the goal of allowing your investment to appreciate.

What kind of returns can you expect? As with all investing, preconstruction investing has its risks and rewards. However, many people find that the rewards far outweigh the risks. Stocks and bonds may fluctuate slightly and give fairly mediocre returns, But preconstruction investing opportunities, when in the hands of the right developer and the right group of investors, can return much more. The market decides on the popularity and ultimate resale value of any investment.
